DISTINGUISHING FEATURES OF THE CLASS

Under direct supervision, an employee in this class performs routine field and office assignments to gather data needed for real property appraisals.  The incumbent assists appraisers in acquiring research data for real estate appraisals.  Work is performed according to Real Estate professional guidelines, standard procedures, and methods for compiling real property descriptions and records.  Assignments are reviewed and monitored for accuracy and completeness by a technical superior.  Does related work as required.

 

TYPICAL WORK ACTIVITIES

            Assists appraisers in acquiring information for the preparation of real estate appraisals: may secure copies of deeds and hold interviews with the grantor, grantee, mortgagee, and general contractors and builders;

            Makes physical inspection of land and structures being appraised and takes necessary pictures and measurements;

            Obtains and verifies comparable sales data as a means of validating appraisal findings;

            Assists in the preparation of appraisal reports.

 

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS

Working knowledge of the methods, procedures and materials used in real estate appraisal; working knowledge of the basic principles of real property applications; ability to employ the three the three approaches to value (cost, income and market); ability to gather and research market data; ability to read deeds and maps for locating property; ability to draw sketches, maps and plans; ability to make arithmetic computations with speed and accuracy; ability to keep records and prepare reports; ability to understand the records and appropriate jurisdiction of local Town and Suffolk County governments; ability to express oneself clearly and concisely, both orally and in writing; physical condition commensurate with the demands of the position.

 

MINIMUM QUALIFICATIONS

            OPEN-COMPETITIVE

            Graduation from a standard senior high school or possession of a high school equivalency diploma, and two (2) years of experience in the valuation of real property or in gathering information to be used in the valuation of real property.

 

NECESSARY SPECIAL REQUIREMENT

At the time of appointment and during employment in this title, employees must possess a valid license to operate a motor vehicle in New York State.
