DISTINGUISHING FEATURES OF THE CLASS

Under general supervision, an employee in this class is responsible for amassing and maintaining detailed records such as adaptability, price, location and terms of sites in a given area which may be utilized to suit the specific requirements of County units.  Work involves physically canvassing properties and contacting other brokers to maintain a listing of potentially suitable sites.  The incumbent works directly with landlords in a liaison capacity in negotiations to obtain the most favorable terms and maintains a current file containing information concerning terminations, renewals and other changes in leasehold status.  Does related work as required.

 

TYPICAL WORK ACTIVITIES

            Receives information on suitable properties through canvass and contact with other brokers and listings;

            Reviews trade journals to keep abreast of market conditions and values;

            Negotiates terms and conditions for leased properties with landlords;

            Obtains legal approval of all documents from County Attorney's office;

            Maintains a complete file of all leases and related documents;

            Supervises a clerical staff engaged in maintaining files;

            Submits oral and written reports regarding terminations, renewals and other changes in leaseholds as required.         

 

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS

Thorough knowledge of real estate procedures including leases, mortgages and negotiations; thorough knowledge of the laws and regulations governing real property transactions; good knowledge of market conditions and property values; ability to plan, assign and supervise the work of a small clerical staff in a manner conducive to full performance and high morale; ability to establish and maintain effective working relationships with other brokers and landowners; ability to express oneself clearly, both orally and in writing; physical condition commensurate with the demands of the position.

           

MINIMUM QUALIFICATIONS

            OPEN COMPETITIVE

            Either:

            a) Graduation from a New York State or regionally accredited college or university with a Bachelor's Degree and six (6) years of experience in the management of real property, maintaining an inventory of real property, space analysis, real property appraisal, real property sales and/or title examination and evaluation, two (2) years of which must have been in the purchase, sale and/or lease of commercial or industrial property; or,

           

            b) Graduation from a standard senior high school or possession of a high school equivalency diploma and ten (10) years of experience in the management of real property, maintaining an inventory of real property, space analysis, real property appraisal, real property sales and/or title examination and evaluation, two (2) years of which must have been in the purchase, sale and/or lease of commercial or industrial property; or,

           

            c) An equivalent combination of the above education and experience as defined by the limits of a) and b).

 

            PROMOTIONAL

            Three (3) years of permanent competitive status as an Assistant Real Estate Agent.

 

NECESSARY SPECIAL REQUIREMENT

Candidates must possess at the time of appointment, and throughout employment, a New York State Real Estate Broker's license.
