DISTINGUISHING FEATURES OF THE CLASS

Under direct supervision, an employee in this class assists in acquiring leaseholds for rented premises and/or leases for vending machines placed within County-owned or rented space.  Responsibility is included for surveying needs, inspecting potential leased premises, determining feasibility of vending machine installation, formulating contract specifications for vendors, maintaining records and maintaining a liaison with landlords and vendors.  Work is supervised by the Facilities Space Manager and is reviewed through periodic conferences and written reports.  Does related work as required. 

 

TYPICAL WORK ACTIVITIES

            Assists in locating new space required by the County; 

            Assists in negotiating terms and conditions for leased properties with landlords; 

            Determines feasibility of installing income producing vending machines on owned or leased property; negotiates with vendors and landlords; 

            Inspects leased premises: when altering; in response to requests for additional space; to investigate complaints and when terminating a lease; 

            Maintains a control record of all leases in effect including expiration dates, costs, terms and responsibilities of landlord, tenant and vendor; authorizes payment vouchers; 

            Provides information to the County Agencies in relation to any proposed leased facility; 

            Apprises Budget Office of actual cost pertaining to new and renewed leases, and of revenue produced by vending machine; 

            Submits oral and written reports. 

 

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS

Thorough knowledge of real estate leasing procedures and negotiations; good knowledge of availability of commercial properties; ability to establish and maintain effective working relationships with other brokers and landowners; ability to maintain accurate records; ability to express oneself clearly, both orally and in writing; physical condition commensurate with the demands of the position. 

 

MINIMUM QUALIFICATIONS

            OPEN COMPETITIVE

            Either:

            (a) Graduation from a New York State or regionally accredited college or university with a Bachelor's Degree and four years of experience in buying, selling and/or leasing real estate, one year of which must have been in the purchase, sale and/or lease of commercial or industrial property; or, 

 

            (b) Graduation from a standard senior high school or possession of a high school equivalency diploma recognized by the New York State Education Department and eight years of experience in buying, selling, and/or leasing real estate, one year of which must have been in the purchase, sale and/or lease of commercial or industrial property; or, 

 

            (c) An equivalent combination of education and experience as defined by the limits of (a) and (b).
