DISTINGUISHING FEATURES OF THE CLASS

Under general supervision, an employee in this class is responsible for laying out and supervising maintenance and repair activities in Town owned, leased or rented buildings, as well as facilities such as airports, parks, parking lots, streets and marinas.  Work is supervisory in nature and although the incumbent may participate in the work, is not required to have a journeyman's knowledge of the trades that are super­vised.  Supervision is exercised over a number of employees engaged in mainte­nance, trades, grounds keeping and/or custodial activities.  Assignments are received by verbal instruction and annotated sketches detailing projects to be completed and schedules to be followed.  Work is reviewed through on-site inspections of projects, while in progress and upon completion, conferences and reports submitted.  Does related work as required.

           

TYPICAL WORK ACTIVITIES

            Assigns, lays out and supervises the work of laborers, maintenance mechanics and grounds workers, and/or custodial workers engaged in repairing and maintaining town buildings and facilities; inspects work during progress and upon completion, submits reports on work progress;

            Supervises and advises staff on the best methods to be used in repairing or maintaining buildings;

            Inspects town buildings and facilities, and develops maintenance programs to prolong the life of boilers, plumbing, lighting and other fixtures and properties of a town;

            Supervises the maintenance of a central supply area; maintains inventory of materials and special tools; establishes priorities in stock acquisition;

            Coordinates painting and other periodic maintenance activities;

            Inspects for safety of equipment and adherence to safety rules of employees charged with maintenance and repair duties.

 

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS

Good knowledge of buildings and grounds operation and maintenance practic­es; good knowledge of the basic principles and methods of plumbing, painting, electricity, plastering, masonry and carpentry; good knowledge of the tools, terminology and practices of the mechanical and construction trades; good knowledge of effective supervisory methods; some knowledge of the necessary precautions inherent in the building, grounds, docks and tree maintenance trades; ability to plan, assign and supervise the work of crews of maintenance employees and custodial workers in a manner conducive to full performance and high morale; ability to estimate time, material and labor costs, and coordinate these variables in efficient project completion in accordance with budget restraints; ability to understand and follow oral and written instructions; ability to interpret simple blueprints and sketches; ability to maintain records, and to prepare time and progress reports; physical condition commensu­rate with the demands of the position.

 

MINIMUM QUALIFICATIONS

Graduation from a standard senior high school or possession of a high school equivalency diploma, and four (4) years of experience in the performance and/or supervision of a variety of buildings maintenance activities.

 

Note: Additional relevant experience will be substituted for education; relevant educa­tion beyond high school may be substituted for experience.
