BUILDING MAINTENANCE SUPERVISOR 7520
DISTINGUISHING FEATURES OF THE CLASS
Under
general supervision, an employee in this class assists in the supervision of
personnel engaged in the maintenance and repair work in buildings housing
municipal governmental activities. The
incumbent is responsible for the maintenance of records, the preparation of
reports and requisitions relative to the work of the maintenance staff. Supervision is received from the Building
Maintenance Supervisor through consultations and observation of
performance. Does related work as
required.
TYPICAL WORK ACTIVITIES
Assists
in the supervision, scheduling and review of work of personnel engaged in the
cleaning, maintenance and repair of public buildings;
Evaluates the need
for additional personnel and equipment to ensure the proper maintenance of
public buildings;
Trains new employees
in custodial and maintenance work;
Performs periodic inspections
to determine the need for building repairs and to evaluate the performance of
maintenance personnel;
Prepares
requisitions for necessary equipment and supplies;
Maintains records
and prepares reports on the work of the maintenance staff;
Assists in the
preparation of the budget of the building maintenance unit;
Acts for, and in
place of, the Building Maintenance Supervisor when directed.
FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL
CHARACTERISTICS
Good
knowledge of the principles and procedures essential to the maintenance of
public buildings; knowledge of the basic principles of plumbing, painting,
plastering, masonry and carpentry; knowledge of effective supervisory methods
and techniques; ability to supervise the work of skilled tradesmen and
unskilled workers in a manner conducive to full performance and high morale;
ability to keep accurate records and prepare written reports; ability to prepare,
interpret and work from technical sketches and plans; physical condition
commensurate with the demands of the position.
MINIMUM QUALIFICATIONS
Open-Competitive:
Either:
a) Two (2) years of
college study with a major concentration in engineering or a related field at a
New York State or Regionally accredited college or university, and two (2)
years of experience in the performance of a variety of building maintenance
activities; or,
b) Graduation from a
standard senior high school or possession of a high school equivalency diploma
and four (4) years of experience in the performance of a variety of building
maintenance activities; or,
c) Eight (8) years
of experience in the performance of a variety of building maintenance
activities.
