DISTINGUISHING FEATURES OF THE CLASS

An employee in this class is responsible for directing and supervising the operation, maintenance and minor repair activities in a municipal building or group of buildings.  The incumbent works with considerable independence in scheduling maintenance and minor repair activities within a building and in determining proper work methods and procedures.  Supervision is exercised over a limited number of skilled and semi-skilled maintenance mechanics, and work is performed under the general direction of a Building Maintenance Manager or an administrative superior.  Does related work as required.

 

TYPICAL WORK ACTIVITIES

          Assigns, supervises and reviews the work of personnel engaged in the maintenance and repair of public buildings;

          Schedules work so as to best provide for maintenance needs while least interfering with business operations;

          Establishes maintenance schedules for oiling, greasing and adjusting building machinery and equipment;

          Supervises the repair of building machinery and equipment.

 

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS

Thorough knowledge of the maintenance procedures essential to the upkeep of public buildings; good knowledge of the basic principles of plumbing, electricity, heating and air conditioning; good knowledge of effective supervisory methods and techniques; ability to plan, assign and supervise the work of skilled and unskilled workers in a manner conducive to full performance and high morale; ability to keep accurate records, ability to interpret and work from technical sketches and plans; physical condition commensurate with the demands of the position.

 

MINIMUM QUALIFICATIONS

          OPEN COMPETITIVE

          Either:

          (a) Sixty (60) credits from a college with federally-authorized accreditation or registration by NY State, which include at least twelve (12) credits in engineering or a related field, and two (2) years of experience in the performance of three (3) or more building maintenance activities including, but not limited to,  construction works (roofing, masonry and other exterior maintenance), lighting and electrical maintenance, plumbing, HVAC maintenance, fire equipment inspection and maintenance, building access monitoring and control systems maintenance, etc., including at least one (1) year in a supervisory capacity; or,

          (b) Graduation from a standard senior high school or possession of a high school equivalency diploma, and four (4) years of experience in the performance of three (3) or more building maintenance activities including, but not limited to,  construction works (roofing, masonry and other exterior maintenance), lighting and electrical maintenance, plumbing, HVAC maintenance, fire equipment inspection and maintenance, building access monitoring and control systems maintenance, etc., including at least one (1) year in a supervisory capacity.
