DISTINGUISHING FEATURES OF THE CLASS

An employee in this class performs responsible administrative and supervisory duties in the alteration, major maintenance and repair of a variety of municipal facilities.  The incumbent schedules work assignments submitted by department heads and Building Maintenance Managers to conform with priorities established by administrative supervisors.  Supervision is exercised over a large group of skilled and semi-skilled maintenance mechanics as they perform complex alteration and repair activities.  The incumbent assures compliance to established procedures and adherence to required specifications.  Work is performed under the general supervision of an administrative supervisor. Does related work as required.

 

TYPICAL WORK ACTIVITIES

            Schedules work assignments submitted by Building Maintenance Supervisors and department heads;

            Submits requisitions for supplies and equipment to administrative supe­rvisors;

            Assures adherence to required specifications through conferences with Building Maintenance Managers and inspections of worksites;

            Prepares written estimates of time and material costs for proposed major projects and insures their conformity to required specifications;

            Takes requests for emergency repairs and coordinates activities among Building Maintenance Managers and administrative supervisors;

            Notes adequacy of supplies in storage and insures their conformity to required specifications;

            Assigns work received through building service requests to conform with priorities established by administrative supervisors;

            Coordinates the activities of supervisors engaged in the alter­ation and repair of municipal buildings.

 

FULL PERFORMANCE, KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS

Thorough knowledge of the alteration, maintenance and repair of large-scale buildings; thorough knowledge of laws and regulatory codes related to construc­tion methods and materials; good knowledge of tools, terminology and practices of the mechanical and construction trades; good knowledge of effective super­visory methods and the ability to put them into practice; ability to estimate the needs and evaluate the effectiveness of labor, work schedules and materials; ability to prepare, interpret and work from technical blueprints and diagrams; ability to plan, schedule, coordinate and evaluate the performance of a large group of supervisory and construction personnel in a manner conducive to ef­ficient achievement and high morale; ability to express oneself clearly and concisely, both orally and in writing; physical condition commensurate with the demands of the position.

 

MINIMUM QUALIFICATIONS 

     OPEN COMPETITIVE

     Graduation from a standard senior high school or possession of a high school equivalency diploma, and three (3) years of supervisory experience in building construction, alteration and/or repair.
