FEATURES OF THE CLASS
Under general direction, an employee in this class performs responsible administrative and supervisory duties in coordinating and monitoring the preventive maintenance program on all municipally owned buildings or County highways. Work is performed with considerable independent judgment and initiative, and is reviewed by an administrative supervisor through consultation and written reports. Performs related work as required.

ACTIVITIES
Supervises a comprehensive
preventive maintenance program for municipally owned and rented buildings or
County highways;
Supervises, directs and coordinates
a staff engaged in preventive maintenance activities;
Supervises training programs for
preventive maintenance personnel;
Performs examinations of buildings
or highways to determine preventive maintenance requirements; establishes
priorities based on findings;
Supervises the maintenance of
records and progress reports;
Prepares administrative reports of
preventive maintenance requirements, activities, and recommendations.

PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS
Comprehensive
knowledge of large scale building or highway maintenance practices;
comprehensive knowledge of current developments and sources of information
related to preventive maintenance methods and materials; thorough knowledge of
design, construction, and maintenance of buildings or highways; thorough
knowledge of the principles of management and administrative reporting
techniques; good knowledge of applicable laws and regulatory codes relative to
buildings or highway construction and maintenance; good knowledge of effective
supervisory methods and techniques; ability to coordinate employees, equipment
and materials; ability to prepare reports and maintain accurate records;
ability to train and supervise personnel in a manner conducive to full
performance and high morale; physical condition commensurate with the demands
of the position.
MINIMUM
QUALIFICATIONS
OPEN COMPETITIVE
Graduation from a New York State or
Regionally accredited college or university with a Bachelor's Degree and eight
(8) years of building maintenance or highway maintenance experience, four (4)
of which must have included supervisory experience.
NOTE: Experience in building
maintenance or highway maintenance may be substituted for education on a
year-for-year basis, provided that the employee possesses the four (4) years of
supervisory experience in building maintenance or highway maintenance.
